West Caldwell Plans Redevelopment Meeting on March 8, 2004

West Caldwell – West Caldwell Mayor Joseph Tempesta and Planning Board Chairman David Boyer announced today that the Planning Board will hold a public hearing to consider whether to recommend to the governing body if selected properties located along Bloomfield Avenue should be delineated as a redevelopment area.  The area under investigation involves several properties located in the central business district along the south side of Bloomfield Avenue between the Public Service Right of Way and Konner’s Chevrolet.  The procedure being followed is in accordance with New Jersey State law.

Mayor Tempesta explained that a potential redevelopment designation of this area would allow the Township to assemble by purchase or condemnation vacant, underutilized, obsolete or substandard properties.  Then, working with a private redeveloper, the Township could implement a comprehensive development plan to create a variety of new commercial uses, open space opportunities and public improvements.  Mayor Tempesta cautioned, however, that no decision by the Planning Board or governing body has been made about whether this area should be deemed a redevelopment area.  “I look forward to hearing from all West Caldwell residents as well as the property owners in the area regarding this proposal,” said Mayor Tempesta.  Mayor Tempesta further noted that the Planning Board hearing is the first step in making a determination and that no final decision regarding whether the area qualifies for a redevelopment can be considered until after the hearing.  Following review of all testimony, the Planning Board may make a recommendation to the Governing Body, which will then decide whether or not to proceed.

The hearing will be held on the 8th day of March, 2004 at 7:30 P.M. in the Public Meeting Room of the West Caldwell Municipal Building, 30 Clinton Road.  All residents and property owners are encouraged to attend and give testimony or comment on the proposed redevelopment area. Planning Board Chairman Boyer said “a copy of the Redevelopment Study commissioned by the Planning Board, including a map showing the boundaries of the proposed redevelopment area, the location of the parcels of property under consideration and a statement setting forth the basis for the investigation, is available prior to the hearing at the West Caldwell Public Library and the office of the Municipal Clerk at the West Caldwell Municipal Building.”
